Miami - safe or unsafe

Some of you have commented about "Miami's safety" and it is a subject I would have never come up with on my own. I remember living in Tallahasse, Florida my first year of college and people asking me with a look of shock and surprise "You are from Miami? Wow, that must be scary!", or "The furthest South I have been in Florida has been Orlando, I would never go to Miami".

We even had a customer call us from our website, looking for waterfront property with Marina for his 60' yacht ask us if the buildings we were recommending were in a "safe neighborhood". (oh...with 60' slips you're safe.....you really need to worry about those prime waterfront condos with slips 40' and under).

I have to admit that I always found those remarks not only funny, but quite strange. I used to even think that anyone saying things like that must lead very sheltered lives.

Here's the scoop. Like any major Metropolitan city, there is crime. I've lived in Miami for 26 years and have never been held at gun point (THANK GOD FOR THAT), have never seen a gun pointed at anyone (AGAIN...THAT'S GOOD NEWS), and have never been in a hostage situation (THAT'S A RELIEF!).

We have such a bad reputation because of all those Miami TV shows and movies- Miami Vice, CSI Miami, Bad Boys, Scarface....(you get the picture....well the wrong one at that).

My kids play out in front of our house, they even walk to the recreation fields and to the boardwalk by themselves. I have left my car open overnight and woke up to find it untouched, I have even slept with my front door unlocked and nothing has happened. The Miami Shores Police Department is fantastic, with a quick response time and regular patrolling. The same can be said about many other areas in Miami.

With a big city comes some responsible crime prevention that small towns might not even consider. A lot of homes have alarms; when leaving a mall or shopping center it is smart to walk out with keys in hand instead of rummaging through a purse while talking on your cell phone. Leaving an unlocked car with the keys in the ignition while stopping to buy milk in a convenience store is not a good idea. Making sure the suited valet parker taking your keys in front of a restaurant is really a "valet" (don't laugh, that happened to some friends of ours). Don't forget to check out visitor safety tips on the Dade-County website. But most importantly, common sense and awareness are key to staying safe.

So there you go, a glimpse of Miami's safety. On a serious note, it's always good to contact the local police department and ask them for crime rates per capita...one thing I LOVE to do is chat with the local postal workers, they know the ins and outs of all communities.

The Pink House - Miami Shores, Florida

The Pink House is one of the best known and most photographed residences in Miami. It is a symbol of modern design. It is located in Miami Shores, on Biscayne Bay and occupies a double lot with over 100' of open bay water frontage.

Many factors make this house interesting, but its controversy has always intrigued me. Designed by Laurinda Spear and Bernardo Fort-Bescia of Arquitectonica for Spear's parents in 1976, it's a series of planes and framed views together with clever climate-minded design which maximizes East/West breezes.

Its color statement received plenty of attention in the late 1970's when it was built. Neighbors were disturbed by the 5 hues of pink (which were picked not only to reflect the tropical climate, but because those colors were rarely used at the time). The house had to undergo scrutiny from The Village of Miami Shores' zoning review board to get colors approved. (how does that NOT surprise me!) The board finally demanded that a grove of trees be planted to shield the house from the street.

Its obvious horizontal lines and planes are broken up by Royal Palms mathematically aligned along the front facade. There's a pool porthole visible also from the front facade. It was designed to be an urban home with a suburban context - conceived as an object in the landscape. The approach is calculated and you follow a sequence from the facade, to a courtyard to the rooms - each room frames the view beyond in a different way.

Help us convince Hugh Jackman to donate $100K to MFFO

For anyone that doesn’t know Hugh Jackman, he is an Australian actor that is blowing everyone away - from “sexiest man alive” by People.com to hosting the academy awards back in February. All that may impress anyone, but judging by the tweet above made Monday - Hugh has a HUGE heart. I can sit here all day and tell him why Mothers Fighting For Others is the perfect non-profit organization to donate the $100,000 to but the truth is, when all is said and done, that any organization will be lucky and what counts here is the fact that he is making a difference.

Some of us have the oportunity to donate time and sweat, others can donate money - I ask you to reflect on the fact that you have the ability to make that difference and the world will reward you for your efforts.

But since I’m here and Hugh Jackman is asking us to convince him - let’s show him what MFFO is all about. Rocky Turner, the founder and brain behind all of this couldn’t have said it better when she wrote these words:

I also urge you to look through the pages of this site that will take you to the lives of each one of these orphan girls, will also show you all the volunteers involved, all the people that are constantly helping and donating and how grateful we are to the universe for giving us the power to make a change for the better.

Miami's Romero Britto

Today I started thinking about art in Miami and the first name that came to mind was Romero Britto. It's very difficult to drive around Miami without seeing one of his works. So who is this guy anyway? Romero Britto is an extremely talented pop artist born in Brazil in 1963 who now lives in Miami.

One of the best articles I found is by Alex Williams of the New York Times, who describes how Britto's work is found everywhere, including Gloria Estefan's home in Star Island, Fort Lauderdale Buses, Miami Children's Museum, housing complexes, parks, and Metro-Rail stations, to name a few. (I even have a signed lithograph in my dining room! - but Alex doesn't mention that in his article).

OctoberGallery.com makes great mention of Britto including his numerous charitable donations "marked by his experiences amongst the Brazilian poor".

Chosen by the Division of Cultural Affairs to celebrate Hispanic Heritage Month, Secretary of State Sue M. Cobb announces "Romero Britto is a wonderfully talented artist and a state treasure. We are very fortunate to have the opportunity to exhibit his work in our Capitol."

Britto has designed murals for buildings, posters for events, Absolute Vodka bottles, the Hurricane Katrina Logo Advertisement, Disney Posters, Beaujolais Nouveau wine labels, and even a VOLVO paint job.

South Florida CEO had a great article indentifying different power figures, in which Britto's art is described to "project an image of South Florida to the world".

And lastly....don't miss THIS video by CBS-4's Lisa Petrillo about Britto's design for The Superbowl's backstage and pre-game show, including the set and costumes for Cirque du Soleil.

I guarantee that the next time you are driving in Miami, you will see Britto's work, all you have to do is open your eyes, Britto is everywhere!

10 tips for writing good Real Estate descriptions

I have compiled a list of tips to write good descriptions for real estate properties. Please feel free to add to the list.

1. Don't over-describe the property - you will only disappoint customers when they come face to face with realily. (Creating false expectations is the worst thing you could do for the property).

2. Don't under-describe the property - in this case "less is not more," leaving it up to the imagination is not a good strategy.

3. Be honest - builds confidence and attracts customers.

4. Avoid discriminatory "buzz words" - (The Fair Housing Act makes it illegal to advertise any preference or limitation or encourage discrimination due to race, color, religion, sex, national origin, handicap or familiar status) - avoid words like: "perfect for family", "no children", "Christian", "close to Temples".....etc.

5. Avoid trivial and redundant phrases like: "priced to sell" (DUH), "priced reasonably" (as opposed to what?) "modern improvements" (you mean like electricity and running water?), "nice" (please think of a better adjective).

6. Use words that trigger action: You, Proven, Quality, Prestige, Practical, Reputable, Last Chance, Don't wait.

7. Use known brand names - Sub-zero, Viking, Miele, Marvin windows, (known designers are also a good idea).

8. Look for appeal of property - go back to the basics and ask the seller what attracted them to the property when they purchased it, include a few key amenities that communicate benefits.

9. Use a catchy headline - "Not just a place to live", "Ultra chic", "Buy a lifestyle", "This is it!", "One of a kind", "Your private escape", "Begs fro loving attention", "Solves all your closet problems."

10. Target your audience - remember that you must communicate the benefits that will appeal to the buyer's needs, not the needs of the whole market (think like a buyer!).

Sometimes it is easier said than done and it takes some practice to get it right, but good descriptions are key to getting properties sold.

I am so happy to announce that Shores Pediatrics recently had its Grand Opening in Miami Shores! Dr. Laura Fernandez-Ortiz re-opened her office on February 2nd, 2009 at 9715 NE 2nd Avenue in downtown Miami Shores and her new phone number is 305.757.8040 - there is plenty of free parking in the back of the building and we now have a local Miami Shores Pediatrician that is not only trustworthy and experienced, but also accessible and convenient….. don’t know about you, but I’ve been waiting for this for years.

So what makes Dr. Laura different than the other pediatricians? and why am I such an advocate for her?

Easy….. she’s one of us! Not only does she have children of her own, she’s involved in the community and you can bump into her at school, Publix or the fields at any given time. It’s so great to see the “human” side to your doctor, the one you entrust your children’s health to. Dr. Laura will treat your child like it was one of her own and she will give you the time you need to understand any health concerns or questions you may have. Dr. Laura is down to earth and approachable and you can’t beat that in a doctor.

Historic Cuban Barrel Tile

A lot of you will be reading this thinking it's a bit boring (at least Rick thinks so), but I wanted to address this because a lot of our customers are constantly asking us about certain elements of historic homes......so here it is....proceed with CAUTION:

Historic Cuban Barrel Tile is one of the key elements found in Mediterranean Revival Architecture. Key because it is one of the most visible elements and because without it, a historic house can seem stripped from its roots. It is the one single element that has a history of its own. It is a handmade or hand processed barrel natural clay tile, either made in Cuba prior to the imposition of the U.S. Embargo, or manufactured in 18th Century Spain, salvaged from buildings in Cuba and imported to the United States during the 1920's and 30's. (hence the name "Historic Cuban Tile").

When buying historic real estate it is important ot identify the original elements of a structure in order to know how well preserved the property has been through the years.

I'm on the "Bad Realtor" side now

I just joined Active Rain last week and cannot begin to tell you how surprised and relieved I am that there are Miami Realtors out there that are smart, that have great things to contribute and at the same time are helpful. I really look forward to reading not only great blogs, but great comments as well.

Now to the dirty stuff at hand. My husband and I found ourselves on the ugly and bad side of an offer this past week. We showed another agent's listing to a customer of ours and he decided to make a low ball offer.

It wasn't just low, but really offensively low. As much as we pulled comps and explained the price and did all we could do, it was our job to write up and present the ridiculous offer. You can imagine that the seller did not even bother countering, but the seller's agent did not even bother to call us. Our buyer, after a couple of days, decided to place another offer on the same property and get closer to reality.

Again, we did not get an answer from the agent's seller but this time the agent's assistant, after the second offer had expired, tells us that the relocation company does not even look at offers unless all disclosures are signed....HMMMMMMMMMM!!

By this time we are thinking...."Does this mean the offers were not even presented?" The agent did not even tell us that there were additional disclosures to be signed. Now I will have to contact the agent and the agent's broker and try to figure out what happened.

Many of you have put it so beautifully, this deal could end up working, and our buyer is ready to go, but there is no communication and very little cooperation from the seller's agent and the deal may never happen because of it. In addition to being in a changing market, we also have to deal with difficult agents that put road blocks everywhere we go. So frustrating!

Let's go shopping in Miami

I have written posts about cultural places to visit in Miami like the Center for the Performing Arts or The Museum of Contemporary Art. From one of those posts Peter Andres gave me a great idea to write about places to shop in Miami.

As you will see from this list, there are numerous Shopping Malls in Miami-Dade County. These are a few of the shopping centers which range from high end open-air malls to the regular all-American enclosed mall with all the Major National and International Chains.

Aventura Mall: 19501 Biscayne Boulevard, Aventura. This is an enclosed mall with all the shopping you ever wanted. It is one of the most popular shopping locations in Miami.

Bal Harbour Shops: 9700 Collins Avenue, Surfside. Bal Harbour Shops are known Internationally for the high end shops including: Louis Vuitton, Prada, Saks Fifth Avenue, and Tiffany & Co.

Bayside Marketplace: 401 Biscayne Blvd, Miami . Fun Open-Air Mall located right on Biscayne Bay next to the American Airlines Arena, south of Downtown Miami, full of International Restaurants including Los Ranchos.

Lincoln Road: located one block south of the Miami Beach Convention Center and the Jackie Gleason Theater of Performing Arts in Miami Beach. It's a pedestrian street that runs approximately 10 blocks and flanked on each side by shops, galleries and restaurants. The center median is a collaboration of fountains, vignettes and art work by many local architects and artists.

The Village of Merrick Park: 358 San Lorenzo Avenue, Coral Gables. The newest addition to our high end shopping centers. An exterior space including shops like Tourneau, Nordstrom and Gucci.

Shops at Sunset Place – 5825 Sunset Drive, Miami. Open-air retail and entertainment center that includes such stores as Gameworks, NikeTown, movies, restaurants, plus an IMAX theater.

Cocowalk – 3015 Grand Avenue, Coconut Grove. A bayside village known for being eclectic, sometimes eccentric and always exciting. Full of Restaurants and sidewalk cafes offer as well as bars and nightclubs which make it a great place to party.

International Mall – 1455 NW 107^th Avenue. An enclosed shopping mall full of different shops and restaurants.

Dadeland Mall - 7535 N. Kendall Drive, Miami. Known to have the biggest Macy's in South Florida. Dadeland Mall is a popular site for South Miami-Dade's residents.

The Falls – US1 and 136^th Street, Miami. An exquisite open-air mall with man-made falls in the center. Shops surround the falls area and are interconnected with bridges and walkways. A unique shopping experience.

Dolphin Mall: 11401 N.W. 12 Street, Miami. The latest and largest discount mall in Miami-Dade County. Always full of life and entertainment.

Stiltsville - a Miami Landmark

I've always been curious about the history of Stiltsville. Not many people know about it unless they frequent Biscayne Channel by boat. These "shack-like wooden structures" just sit there, like monuments in the landscape, a landscape of ocean blue. Stiltsville is a string of structures on pilings that you can only reach by boat. Thousands of boaters frequent this area South of Key Biscayne.
I decided to take a trip there and photograph each house, not only with the purpose of exhibiting them, but also to document their condition. The history of Stiltsville is fascinating, at least I hope you find it as entertaining as I do.
The Stiltsville community began in the early 1930's; at one time there were 27 dwellings, used for weekend retreats and parties but seldom for full-time homes. All these were privately owned and later acquired a colorful reputation as hangouts for "gamblers, boozers and flashy women".
Stiltsville's founder and first resident was "Crawfish" Walker, who had a bait-and-beer shack for passing fishermen. Soon several more shacks sprung up, some built by prominent Miami businessmen. In the 1940's the Quaterdeck opened, featuring electricity, a bar, dining room and gaming tables featured in Life Magazine in 1941. Soon, other clubs with an "anything goes" atmosphere opened up - police raids began in the 50's to stop prostitution and illegal gambling. In the 60's an eccentric grounded a 150' yacht on the flats and named it the "Bikini Club".
There are 7 structures left with architecture that is everything but fancy, and were recently saved from demolition with the help of a group of conservationists. Because the houses stand inside the boundaries of Biscayne National Park, the park service fought that private homes did not belong there. The land lease would expire and home owners would have to demolish the homes.
One argument to keep these homes is that Stiltsville had become a useful landmark and warning signs for boaters navigating the complicated winding finger channels. Removing the homes would be detrimental to the surrounding flats in addition to the increase in vessel groundings, and scarring damage to the sea grasses, marl banks and tidal cuts.
Another argument by known historian, Dr. Paul George, sums up the meaning of this place, "It really is an only-in-Miami kind of thing. It had an aura, a rascally mischievous past. But it was also just a place people could go to enjoy getting away. It would be a terrible loss."

Finally an agreement was reached to preserve the structures under the Stiltsville Trust (made up of all 7 leaseholders now called caretakers and 8 community members). Now owned by the National Park Service, the homes have been secured and access to the buildings is by permission only. Possible uses include "community meeting spaces, a National Park Service Visitor Center, research facilities, an artist-in-residence program and satellite park offices that could provide the National Park Service with a presence closer to South Florida's population center in the northern part of the park".
I've always regarded cruise ships leaving the port as a "city detached", but Stiltsville, to me is the perfect representation of just that, and I was happy to hear that this piece of our Miami History was not demolished. (make sure you click on each photo to get more information on each house).
